As of 2018, you can only borrow 100 percent of your home's value with a mortgage. Additional costs, such as advice and brokerage fees, are your responsibility. However, if you buy a new home and make a profit (equity) on your old one, you can often use that profit to pay the mortgage advice fees.

Ban on arrangement fees. Before January 2013, mortgage advisors were paid through commissions. The costs for advice and brokerage were hidden within the mortgage, for example, in the arrangement fee or mortgage interest. This made it unclear exactly what you paid for the advice and financing of your mortgage. Advisors received their compensation through lenders and insurers. This changed in 2013. Since then, the costs for advice and brokerage have been separated and are now clearly and openly communicated.
